More than 1,000 houses and a few buildings built for more than two decades of its experience. That is what KAIZEN BUILDERS, INC. is very proud of. It is also developing two subdivision projects, one of which is a condominium resort complex owned by the company and on the drawing board is a memorial park project in Sta. Barbara, Pangasinan. Kaizen through the years, has emerged as one of the most respected construction, subdivision development and real estate firm in Baguio City.
It started with a humble beginning…
In 1994 when Spouses Engr. Larry Apostol & Dr. Cecille Fajardo-Apostol, the pioneer-owners, successfully passed the Real Estate Broker’s Licensure Examination and started the real estate business and established Apostol & Apostol Realty Marketing & Brokerage. At present Dr. Cecille Fajardo Apostol is also a Professionally Licensed Real Estate Consultant (one of the less than 200 real estate consultants in the entire country) and also a Licensed Real Estate Appraiser and Broker.
In 1995 Dr. Cecille F. Apostol’s sister, Ms. Geraldine B. Fajardo, who is one of the incorporators of the business also took and passed the broker’s examination and joined the couple in managing the business. She eventually put up her own realty firm called The Land Circle Realty which was later incorporated to what is now the Royal Peninsula, Inc. Development & Construction. At present, she’s also a licensed Real Estate Appraiser.
In 1996 up to year 2000, Apostol & Apostol Realty Marketing & Brokerage became an in-house broker of the Villar Group of Companies owned by Senator Manny Villar who is the biggest and most awarded real estate developer in Asia, selling subdivisions developed by its real estate development companies particularly Camella Homes, Carissa Homes, Crown Asia, Brittany, Lumina Bria, Vista Land and others.
On its 2nd month as an in-house broker, Apostol & Apostol Realty Marketing & Brokerage, became the number two top seller of the company beating around 200 brokers selling for Villar. Under the wings of Apostol & Apostol Realty Marketing & Brokerage are 150 full time agents. Its sales quota was 20M to 50M per month. Because of the company’s outstanding performance, they were given innumerable perks like free fully furnished airconditioned office, the rental of which, city services and salaries of the staff were shouldered by the Villar Group of companies. They were also provided brand new vehicles for personal use and tripping purposes.
The brokers of Apostol & Apostol Realty Marketing & Brokerage, were likewise given scholarship grants to study sales and marketing at the Ateneo AIM program where Engr. Larry & Dr. Cecille honed their selling skills which they passed on to their fellow brokers and agents.
As years went by, the company grew bigger and transformed into different business forms from single proprietorship. Apostol & Apostol Realty Marketing & Brokerage, into a partnership, Colossal Fortress Construction Company, then into a full-blown corporation Megalopolis Properties, Inc., when it was officially incorporated with the Securities and Exchange Commission (SEC) on February 12, 2002. It subsequently merged with another corporation, Royal Peninsula, Inc. Development & Construction, and finally transcended into a new corporation – KAIZEN BUILDERS, INC.
The corporation’s original name was unanimously change by the Board of Directors into KAIZEN BUILDERS, INC. and registered in the SEC on the 18th day of April, 2010 to finally support its continuous vast growth and improvement not only here in the Philippines but also in other parts of the world. The word “KAIZEN” (Japanese word for “CONTINUOUS IMPROVEMENT”) refers to business philosophy that focuses on continuous improvement and development of all aspects of business processes and activities such as sales & marketing manufacturing, engineering as well as human relations, business development and management.
And KAIZEN, being on its 24th year of service in the field of both residential and commercial constructions, has proven its skill to take on great, intricate projects and accomplished them on time, on reasonable budget, and at the utmost levels of excellence.

Mega Royale Village
At present, KAIZEN is the proud owner- developer of Mega Royale Village, a 3.5-hectare Greek-inspired subdivision project located along Sto. Tomas Road, Metro Baguio, Benguet, beside Green Valley Country Club.
(Condominium Resort Complex)
KAIZEN is likewise owner-developer of a Condominium Resort project called “Kingstone Ville” located at Camp 7, Baguio City. The first condominium resort that will be developed in Baguio City with complete amenities such as heated swimming pools, club house, sports complex, commercial areas, and many more.
The concept is to build a condominium resort complex in this three hectare property that will complement with nature, a project that will enhance the beauty of Baguio, one that will blend with the mountains and the cool weather.
KAIZEN also acquired 164 lots at Monte Verde Subdivision, a first class subdivision, fully developed with concrete amenities like swimming pools, club house, basket ball courts, etc. located at Tarlac City. The company bought the lots owned by the Joint Venture partner of Sta. Lucia Realty who is the developer of the said subdivision.
KAIZEN also owns a half hectare residential beach resort project known as Porta Glordhel Exclusive Beach Home Resort located in Casantaan, Sto. Tomas, La Union which was developed by its sister company Royal Peninsula Development & General Construction, Inc.
Moreover, KAIZEN owns a 1.6-hectare commercial property located along McArthur Hi-way in Aringay, La Union; a 24-hectare property in Masantol, Tarlac; a half hectare beach lot in Rosario, La Union; and a 5.3-hectare raw land located at Sto. Tomas, La Union for land banking and for future subdivision projects. The company also acquired several properties including residential houses in Baguio City, Cubao, Quezon City & Valenzuela City.
And just recently, it acquired a twelve (12) hectare property in Sta. Barbara, Pangasinan which it will develop into a memorial park project to answer the municipalities need for a memorial park.
